01Collect the contract and handover record
What to do
Collect the notarised contract. At handover record keys, property condition, meter readings and delivered documents. Match cadastral identifiers to the property purchased.
Where to go
Notary and seller
What to prepare
- Contract, payment evidence and handover record
- Parcel/property identifiers and meter readings
02Check filing and ownership registration
What to do
Obtain the eŠalter submission reference from the notary and check the cadastral decision. eŠalter filing is normally performed by an authorised participant, not through a public form for every visitor. Paying the purchase price does not mean the entry has already changed.
Where to go
Notary; RGZ real-estate cadastre service
What to prepare
- Case reference, contract and cadastral decision
03Separate transaction tax from annual property tax
What to do
Ask the notary which transaction information has been forwarded. Separately check annual property-tax registration with the local tax administration. Use your own assessment and authority's payment instructions, not another person's payment details. Electronic LPA services require appropriate electronic identification.
Where to go
Local tax administration for the property's municipality
What to prepare
- Contract, acquisition date, area/use and identity details
- Tax assessment and your own payment reference
04Transfer utility contracts and arrange address registration
What to do
Apply to each utility supplier to change the account holder using the contract and readings. Check prior debts separately. If living there, arrange the foreigner's address registration; ownership is not a residence permit.
Where to go
Electricity/water/utility supplier; MUP for the residence address
What to prepare
- Contract/ownership evidence, passport and utility account numbers
- Meter readings at handover
Translation and filing
Translation and certification
Before translating a foreign-issued record, ask the receiving institution whether it needs a Serbian translation by a court-certified translator (sudski tumač), whether an apostille/legalization is required, and in which order. Requirements differ by country and document. An ordinary or automatic translation is not a certified translation when certification is required.
What happens next
File only through the confirmed method. Keep a copy of the submission, case/application number and proof of receipt. Ask how to check status, when to expect a reply and what to do if more information is requested.
